I just completed my first actual website sale!

I have to say… it took a bit longer than I expected (3-4 months) but maybe because of the price I was holding out for. After all, it was professionally designed, had expert content, highly optimized for SEO and driving traffic, social media channels, etc.

Is 3-4 months normal? What is the longest/shortest it’s taken you to sell a site?

First of all congrats on the sale!

I have never done it so I don’t know but I am glad you stared the thread because I would like to hear what others have to say.

I can create ones like you already know me for in about a weeks time. Since I think I am epicly fast for the quality that they are… that would be a lot of money!

    grats again Michaela!

I’ve never sold a site but might sell my retail sites down the road, so I’m be interested in the proceedure (you know the actual steps) if you care to post some info.

Basically, I put together the value of the site, including all of the money I put into it, like design, etc. From there, added a margin.

I reached out to all parties I thought would be interested via email and explained what they were getting for the site. I had a couple of interested buyers, but as I’m sure you can imagine, a lot of people are more curious on the price than what they’re actually getting.

Finally got the right buyer and made the transaction happen. It was easier than I thought… just had to be patient until the right buyer came along.

thanks but I was more interested in the mechanics of the transaction,
did they pay you first directly or via a broker or lawyer or did you just transfer the domain and the files and hope they paid.

its ok if you don’t want to disclose this info.

Pretty reputable buyer who I knew, so they just made the transaction and we transferred the files.

If I hadn’t know them though, not sure if I would have gone the same route.

I would say that selling a website is pretty much like selling physical property … in that it takes as long as it take

IF you have a desirable website then there will be a lot of interest and you will sell quickly.
Or IF you are prepared to meet the market then there will be some interest and you will sell quickly.

Otherwise it will take time, you will need to find the right buyer, who also values your site at a similar value.

So a month or less for desirable sites, or cheap offers, and maybe 3,6, or even 12 months for sites with value that need to find the right buyer.

Most seller are totally irealistic abour price and that why it takes time to sold a web. Fishing for a dumb buyer is not so easy. Sellers think their web is worth a lot, but it is not. The problem is that most webmaster have not business background.

Of course maybe your buyer have no business background either and will may be overpaid the web.

The first comment saying “I put together the value of the site, including all of the money I put into it, like design, etc. From there, added a margin ” is a total business nonsense and that why most website are overpriced. The value of your web has nothing to do with the investment you have done.

Having invested a lot in a web is no guaranty it will be able to produce money in the future and most seller sell their web because they dont make enought money or their income are down.

The true value only depend of the ability of your web to generate futures income. Since affiliates account are no transferable, the value of your web depend of his ability to generate new clients or visit in the future.

So to evaluate the price, you can work on the number of new clients in the last few month, or what i have done is paying the web according to the number of search engine visit he produce each month, and you still get the risk that number go down in the future because of google changes.

So, at this moment you probably do a better deal buy selling a web than buying it, but you must find someone which in most case is dumb enough to buy it.

Regarding the procees, because i have an established buiness i have always been able to get the web transfered before i pay.

Your can compare it to selling physical property! You need the right buyer for the right price.

Me and my X-girlfriend was seperated 6 month ago – and have had our house for sale for SIX month. House is 346 squaremeters – in a very nice location of town. We set the price as we thought would be the right value. Trough the last 6 month we have only had 2 possible buyers and they have both refused. We lovered the price with about 50.000 USD – and still there are stille no activity!!!!

What is the conclusion? Bad timing and wrong price for current market.
the product is simply not priced correctly. We have the economic crisis. People smell blood and betting, as they know that many have lost their jobs, but this is not the case with me. They know that we may have split. Therefore, nothing happens.

With websites is the case in the same ways. It depends on the niche and the price. You will have to wait for the WHOLE right buyer shows up. I honestly think that the right price can fluctuate by 1000% depending on how long you are willing to wait. So there is no such thing as the rigige price – but the right price at the right time! I have a website that has cost me more than of $ 35,000 (this is a non gaming related website – (nutrition))- and as the market is currently – and I’ll be happy if I can get half of what it has cost me :-(
